2254 Special Exception for 216-238 South 13th Street, zoned Business General (BG), filed by the Community Action Commission, to establish a parking lot for existing and future businesses in the neighborhood. Per Section 7-311.1(b) of the Zoning Code, public or commercial parking lots and structures are permitted in the BG zone via granting of approval of a Special Exception.
2255 Special Exception for 1231 South 13th Street, zoned Residence Zone No. 4 (R4), filed by Yenifer Martinus, to convert one non-conforming use (a restaurant) to another non-conforming use (a retail store). Per Section 7-309.4(a) of the Zoning Code, retail
uses are not permitted in the R4 district.
2256 Special Exception for 4000 Industrial Road, zoned Heavy Industry (MH), filed by
SYGMA Network, to construct an eight-foot-tall chain link fence. Per Section 7-327.3(1) of the Zoning Code, “fences shall not exceed a height of six (6) feet.”
2257 Variance for 157 Paxton Street, zoned Community Commercial General (CCG), filed by PinnacleHealth Hospitals, to demolish an existing structure and construct an accessory surface parking lot. Per Section 7-311.8(a) of the Zoning Code, surface
parking lots are not permitted uses in the CCG district. The Applicant is also requesting Special Exception relief from the parking lot screening requirements in Section 7-319.7(2) and Special Exception relief from the area requirements for
signage in Section 7-311.8(d)(5).
