CONDOMINIUM, RESTAURANT, OFFICE COMPLEX UNVEILED

 

Mayor Stephen R. Reed today announced the formal plans for the construction of a $22 million condominium, office, restaurant and parking complex at 1829 N. Front Street, on the city’s waterfront and newly named as Tracy Manor.

The project, to be undertaken by York-based Susquehanna Real Estate LP, will include a splendid restoration and upgrade to the historic Tracy Mansion, which has been vacant for years.

To be newly built on what is now vacant land next to the mansion will be a 7- story residential structure that includes 37 condominiums, with state-of-the-art amenities, and enclosed off-street parking underground and on the first floor levels for owners, with access from both N. Front and N. Second Streets.

The condominium building will have an exterior of two colors of brick, along with a palette of colors and materials to break-up the appearance of the building so it does not look like one mass.

There will be some on-site parking, as well as extensive landscaping around the site designed to maintain open views of the river.

Tracy Manor will include a fine dining establishment operated by Char Magaro on the first floor, with a primary entrance on Muench Street. Office space will be created through extensive restoration work on the second floor and new mezzanine floors. A central courtyard between the restaurant-office structure and the condominium building will be a focal point of the complex.

Reed said the Tracy Mansion was completed in 1918 for David Tracy, an executive with the Harrisburg Pipe and Pipe-Bending Company, a forerunner to the Harrisburg Steel Company. The Tudor-Revival style home was designed by noted architect Charles Howard Lloyd.

In later time, the mansion was converted to other uses. It was the original Osteopathic Hospital, starting in 1951, and, when the hospital moved to larger quarters decades later, became home to Goodwill Industries and, more recently, was a mental health facility. When it became the osteopathic hospital two building additions were made, connecting the mansion with its carriage house.

In all, the project involves the new construction of 92,000 sq. ft. of space and the restoration of another 15,000 sq. ft. of existing building area.

The project will now go through the city’s review and approval process, with groundbreaking possibly occurring as early as this Fall. It is estimated that construction will take 16 months, weather permitting.

This is a perfect spot for attractive and contemporary condominium living, and the restaurant will become Harrisburg’s first-ever waterfront view restaurant, which also lends to the distinctiveness of the project.”

Reed said the project is “a magnificent addition to the residential and business bases of the city and underscores not only Harrisburg’s further emergence as a center for market rate housing but the adaptive reuse of splendid older buildings as part of this trend.”
